Wall Types: Damp & Weatherproofing

NCC 2022 Volume One – Building Code of Australia Class 2 to 9 Buildings

 

Area of NCC Requirements:

Section F – Health & Amenity, specifically Part F3: Roof and Wall Cladding, addressing weatherproofing (F3P1) and related Deemed-to-Satisfy (DTS) Provisions (F3D1).

 

Problem:

The architectural proposal includes multiple wall types (WT01 to WT14), many of which are not listed within the DTS provisions of NCC 2022. These deviations create compliance challenges, particularly with weatherproofing standards designed to prevent water ingress and internal moisture accumulation. This non-compliance could potentially lead to unhealthy indoor environments, deterioration of building materials, and legal/approval hurdles in the permit process.

 

Solution:

A Performance-Based Design Report (PBDR) was commissioned to provide technical justification and validation for the proposed wall systems using a combination of methods, including expert judgment, product data sheets, Codemark certifications, and installation guides. Detailed evaluations were performed for each wall type, referencing materials such as Gyprock plasterboards and Hardies cladding systems, all verified against Australian Standards (e.g., AS/NZS 2588, AS/NZS 2908.2). The performance solution demonstrated equivalency or superiority to the NCC requirements through verification methods and expert analysis, ensuring all proposed materials met or exceeded F3P1 weatherproofing requirements.

 

Finalised Report:

The finalised Performance-Based Design Report confirmed compliance for all proposed wall systems (WT01–WT14), provided that all materials are installed per manufacturer specifications. The report used Expert Judgement as the primary assessment method for non-DTS systems and was formally endorsed by the relevant stakeholders, including the building surveyor and design professional.
